Foundation Inspection and Pre Drywall (New Build Home Inspection) - The Houston Home Inspector

Today was a little different than my average Home Inspection day: I got to do two different phase inspections. The first house was a pre drywall inspection, and it was actually pretty clean and well done. I did find some minor problems, but all-in-all this builder is right on track. The second inspection was very different...I found the depth of the concrete foundation to be way off, the foundation needed ten more inches in depth. I cannot express how important this find it, if I had not noticed the builder's failure to follow the engineer's plan, the house would have had a great chance of foundation failure in the future. This is why it is so important to hire a 3rd party inspector when you are purchasing a new build.
