Know what is lurking in the house before you buy
These photos come from our own Houston inspections. They are the kind of structural issues, energy deficiencies, pests and moisture that are not usually seen by the human eye.
Overheating like this is a leading cause of house fires, and a repair you want to negotiate before closing, not discover after.
Moisture you can't see becomes rot and mold you can't ignore. Infrared finds it while it's still a small fix.
Growth like this means moisture has been sitting somewhere it should not, and what is in the wood ends up in the air you breathe. Finding the water source is what stops it coming back.
Flashing is what keeps water out at every joint. Where it stops short or laps the wrong way, water runs behind the siding instead of into the gutter, and the damage shows up inside the wall long before anyone sees it outside.
A board that moves was never fastened properly. Wind gets behind it, then water does, and by the time it shows inside, the wall has been wet for a season.
Brand new does not mean finished correctly. An opening this size at the roofline lets water, and anything living nearby, straight into the structure.
Scorched connections fail without warning and can take the whole panel with them. An electrician now beats an outage, or a fire, later.
A live outlet under insulation traps heat: a hidden fire hazard nobody would spot on a normal walkthrough.

Our inspectors use thermography technology, an infrared imaging and measurement camera used to see and measure thermal energy emitted from an object. The infrared camera offers a non-invasive means of monitoring and diagnosing the condition of buildings.

Berani, the Malayan Tiger, was officially adopted by A-Action in December of 2018. He's a mammal who weighs between 200 to 310 pounds, depending on how close it is to the holidays. At 9 feet long, this endangered species is the tallest member of the A-Action team. Originally from Malaysia, he currently resides in the Houston Zoo.
